Estate Services Team Leader - £15.17 per hour + holiday pay

2 month booking with view to extend

Hours: 8am – 4pm Monday to Friday

Location: East London

We are looking for an experienced Estate Services Team Leader to work for a housing association located in East London.



  • Manage and supervise a team of caretakers to ensure the highest possible standards of caretaking and cleaning.
  • Assist in the provision of an effective and responsive caretaking service.
  • Lead in the monitoring of standards on the estates, through regular and ad hoc block inspections, either alone or in conjunction with managers, tenant representatives and Members, taking appropriate remedial action on problems encountered.
  • Provide a responsive customer service to residents in relation to cleaning standards on the estates.
  • Proactively responding to issues raised by residents in relation to estate services.
  • Ensure that appropriate levels of staffing are maintained at all times.
  • Monitor contracted services on the estates, ensuring that any failure in service is addressed promptly.
  • Management of staff performance to meet organisational aims and objectives, including implementation of the company's Performance Review, to include 1:1 supervision sessions.
  • Assist in the production of regular reports on all aspects of the estate service as required.
  • Monitor and chase progress on communal repairs, including the reporting of emergency /urgent repairs, and post inspecting to ensure quality.
  • Carryout post inspections on communal repairs, reporting on the quality of work carried out by contractors.
  • Attend evening meetings as required.
  • Responsible for ensuring that a safe working environment is provided for all employees under your control, including the provision of such information, instruction and supervision as is necessary.
  • To provide out of hours assistance on appropriate housing matters to tenants and residents on a rota basis.
  • Supervise and ensure corrective action is taken where appropriate.
  • Encourage and motivate Caretakers to work effectively when working as a team and on their own patch.
  • Assist in the development and training of staff and using high performance coaching techniques to motivate staff to their full potential.
  • Assist in the production of management reports that may be used in connection with formal action.
  • Recommend improvements of communal areas and estates, liaising with appropriate staff as necessary.
  • Liaise with Customer Service Managers on matters relating to the general enforcement of tenancy conditions including investigations of complaints, nuisance, anti-social behaviour, noise, racial and other forms of harassment.

You must have:

  • Previous experience as an estates service team leader
  • Current DBS (dated within the last 12 months or DBS in progress)
  • Excellent customer service skills
  • Excellent communication skills both verbal & written
